With its 120 premium brand stores, restaurants, cafés and other leisure services, Zsar Outlet Village will attract millions of affluent customers from both Russia and Finland. It is situated right next to the EU−Russian border in South-Eastern Finland, only 200 km from the fourth largest city in Europe, St. Petersburg, and 170 km from the Finnish capital Helsinki. Zsar has a catchment area of 8.5 million people within a 200 km radius.
Zsar Outlet Village will include 20,000 m2 leasable area, and it will be opened in 2019-2020. The first phase - 12,000m2 - will be opened in 2018.
It is located just 300 metres from the nearest EU−Russian border crossing at Vaalimaa, and a one-hour hour drive from the other major border crossings at Nuijamaa, Imatra and Vainikkala. According to the Finnish Border Guard, 6,6 million tourists crossed the EU−Russian border in the South-Eastern Finland in 2016, and by 2017, this is estimated to increase by 10%.

According to the Russian Federal State Statistics Service, Finland is the number one destination country for Russian tourists. Most of the Russians coming to Finland come in their own cars or by shuttle bus via the border crossings near the Zsar Outlet Village. According to a survey by the research and analyst company TAK Ltd, 74% of them say their primary reason for coming to Finland is shopping - due to a wider and better quality brand selection as well as affordable prices. The Vaalimaa area is rapidly becoming a hot spot between Russia and Finland due to its main gateway location. Every day thousands of Russian tourists pass through the Vaalimaa border control just 300 metres from Zsar Outlet Village. In addition, other major border stations at Nuijamaa and Imatra are located one hour north of Zsar.
The area around Zsar is quickly growing into a true family and shopping destination with several other attractive shopping and leisure activities currently under development.
A new direct motorway from Helsinki to Vaalimaa is currently under construction, mostly completed ahead of time and will be fully open in 2018. After the motorway is completed, the driving time from Helsinki will be about 75 minutes. In addition, a direct motorway from St. Petersburg to the border will open in 2018 and reduce the driving time to under 2 hours.
